Repairs Operations Manager

1. JOB PURPOSE:

* Responsible for the day-to-day running of the repairs service comprising a variety of trades ensuring high levels of quality, productivity and high customer satisfaction
* Lead a planned works team tasked with completing works packages and projects
* Lead a voids team tasked with completing repairs and refurbishments quickly minimising void turnaround times
* Utilising the internal pool of labour to achieve operational efficiency minimising the use of contractors in preference of self-delivery

2. DESCRIPTION OF DUTIES:


1. Perform a key leadership role to the repairs service, the voids team and planned works team supporting and motivating staff to achieve high levels of performance. Deputise for the Head of Service where required.

2. Implement a performance management framework to develop and encourage strong results. Introduce action plans addressing underperformance issues to ensure service and/or financial targets are met.

3. Implement operational best practice in the team and seek opportunities for continuous improvement.

4. Disciplined management of Works in Progress (WIP) and achievement of key performance measures in customer satisfaction, productivity, response times and high standards of workmanship.

5. Engage residents in order that they have a say in the key decisions about how the service is run. Analyse and interpret feedback about the service and feed into service improvement plans

6. Manage budgets (integrating revenue and capital spend as agreed) for responsive maintenance ensuring effective monitoring, review and control of these budgets. Put in place actions to address over or under spends if applicable.

7. Instil a health and safety culture among staff. Ensure all risk assessments and method statements for all repairs activities are in place and ensure that effective risk control and audit measures are in place.

8. Develop a resourcing strategy kept under regular review to ensure that we have a mix of in- house trade skills which meets customer demand

9. Provide effective performance management of your direct reports. Set measurable targets for staff, monitor implementation and ensure early action is taken if performance is falling short of objectives.


10. Manage the out-of-hours repair rota ensuring RBKC provides a 24/7 repairs service.

11. Identify the operational reports necessary to ensure that the repairs service is achieving its objectives. Use these reports with staff to ensure local targets are met.
